1. Booking
The booking must be completed by the party leader (hereafter called the guest) who must be over 21 years of age. Electronic submission of bookings shall constitute the acceptance of procedures, payment terms and booking conditions and the guest warrants that they have the authority to act on behalf of all members of the party. This includes any later additions or amendments to the booking. The payment dates,procedures, terms and conditions are subject to the provisions of paragraph 7 and 9 below and charges may apply.

2. Use of the Property 
The accommodation cannot be shared, assigned or sublet and only the persons shown on the booking form are permitted to stay in the property. If a guest intends to have visitors stay overnight for part of their stay, they should be included at the time of booking. Anyone under the age of 21 years must be accompanied by a parent, guardian or responsible adult. No pets permitted (unless otherwise stated)

3. Payment 
Deposits and payments are to be made in accordance with the dates on the booking confirmation. Failure to comply with the payment procedure will be deemed to be a cancellation by the guest and will be subject to the cancellation charges as detailed below. A $200 deposit per week booked (or part thereof) is due at the time of booking to reserve the required dates. The balance of the rent is due 8 weeks prior to guest arrival.

4. The Rental Period 
Reservations are for a minimum of 3 nights unless otherwise agreed. Any bookings of less than 7 nights will be subject to a cleaning fee. The house is available for occupation from 4.00 p.m. (local time) on the day of arrival until 10.00 a.m. (local time) on the day of departure. Vacating after 10.00 a.m. may incur charges equivalent to one day's accommodation cost.

5. Rental Charges 
The villa rental charges, taxes and optional extras are as detailed in the listing description. Whilst every care is taken to ensure the accuracy of our descriptions we are not responsible for errors or omissions, but will assist in rectifying discrepancies which are bought to our attention.

6. Price Guarantee 
The rental price for the home is fully guaranteed when the deposit has been paid and a receipt has been issued.

7. Amendments
The effective date of any amendment is the date on which details of the proposed amendment are received in writing. Amendments made by telephone will take effect only when confirmed by Signature Florida Homes, in writing or by email. Dependent on the nature of the amendment additional costs may be incurred.

8. Security Deposit 
The guest is solely responsible for any damages or breakages that may be caused to the property or to its contents and for any loss of items in the inventory during their stay. A security deposit of $500 for pool homes and $300 for townhomes and apartments is required when the final balance is paid. Guests Paying by credit card may authorize a hold on funds in lieu of a cash deposit.Homes are inspected before and after each stay and upon confirmation that all is in order; this deposit will be refunded in full. The security deposit will be reimbursed as soon as possible after the guest has departed usually within 7 days. Charges for damages, losses or any maintenance repairs to the house, equipment, amenities or fixtures necessitated by misuse will be notified to the guest (together with photographic evidence where applicable) and deducted from the security deposit. In the event of any damage and/or loss which is assessed to be in excess of the security bond, the guest will be held responsible for full reimbursement of the outstanding amount within fourteen days of notice of such costs. It is important that the property be left clean and tidy at the end of the rental period and a Departure Checklist in each property provides further details and ways to inform local management of any defects found on arrival.

9. Cancellation by the Client 
Any cancellation by the guest must be notified in writing directly to Signature Florida Homes, cancellation by telephone will not be accepted. In the event of cancellation by the client, the following charges will apply:-•More than 8 weeks prior to arrival - Booking Fee only.•Less than 8 weeks prior to arrival – 100% of all costs (i.e. no reimbursement)Note: All Guests are strongly advised to have adequate travel / holiday / medical insurance in force for all members of the party and for the entire period of rental. (Travel insurance may cover the cost of cancellation for reasons beyond your control).

10. Cancellation by Signature Florida Homes
In the unlikely event that circumstances beyond our control necessitate cancellation of the booking, we will refund any monies paid by the party leader (without interest, compensation or consequential loss of any kind).

11. International Travel Requirements Guests
Guests are personally responsible for the provision of international travel / health documentation.Cancellation caused by guests due to incorrect documentation will be charged the relevant cancellation fees.

12. Force Majeure
Signature Florida Homes and their representatives accept no responsibility whatsoever and no compensation or any other payment will be made if any cancellation or change to the terms of the book becomes necessary due to war or threat of war, riots, civil commotion, terrorist activities, industrial disputes, natural and nuclear disasters, fire, flood, adverse weather conditions, building or construction in progress within the community, technical problems with transportation, closure or congestion of airports,alterations or cancellation of schedules by carriers, or any other events beyond our control.

13. Complaints
In the unlikely event that damage or defects to the property are noticed on arrival, the guest should immediately contact the local Management Company. Please note that only complaints made and verified whilst the guest is in actual occupation of the property will be considered.

14. Website Description
Whilst all information supplied on the website is deemed to be correct and to the best of our knowledge, itis understood that the information supplied is for guidance purposes only, could change from time to time,and does not form part of any contract.

15. Limitation of Liability
Although every effort is made to ensure that descriptions are accurate and homes are presented to a high standard, all information is subject to change without notice. Some communities may have ongoing building or remedial construction work in progress, over which we have no control whatsoever. No Compensation will be made in respect of noise, disturbance or any other problems relating to such building or construction work being carried out within the community. Guests specifically requiring information regarding building or construction work affecting the home should request this information before booking. Signature Florida Homes cannot accept responsibility for third party claims, accidents, damage,theft or loss of property or for any expenses incurred for any reason whatsoever. No liability can be accepted for injury as a result of the use of the pool or spa which is used entirely at the guests' own risk. .Guests are specifically advised not to allow unsupervised children to use the pool or spa and to read the pool safety guidelines in the guest book. The pool safety fence and/or pool door alarm should be used at all times and glass is not permitted in the pool area.

16. Pool and Spa Heating
Signature Florida Homes cannot guarantee the water temperature in either the swimming pool or spa. All Pool and spa heaters are set and locked to preset temperatures. The heaters are set to operate at set standard hours during the day, this is to ensure that guests paying for the heating service get the optimum benefit from the heating at normal times, and that we comply with the operating requirements of the system as laid down by the manufactures. The actual water temperature will vary with the ambient temperature, time of use and prevailing weather conditions. Signature Florida Homes will NOT enter into any discussions concerning complaints regarding pool and or spa temperatures, therefore guests booking pool/spa heating do so at their own risk. In the event that a pool heater fails completely, the guest shall be entitled to a refund of the pool heat charges paid for the days affected, but only after notification to the management company and shut down of the system.

17. Non-Smoking Policy
All homes offered have a strict no smoking policy. Guests may smoke only outside the property and in the lanai or patio area. Any damage or additional cleaning required as a result of smoking will be deducted from the security deposit or credit card on file. Should any evidence of smoking be found inside the property, additional cleaning and sanitizing will be carried out and charged to the guest.

18. Festivities, Religious Events and Special Occasions
Certain festivities and events ordinarily celebrated by communities are centered on some aspect of religion or traditions. They are often marked as a local or national holiday such as Mela, Eid. Passover,Thanksgiving, Halloween, Christmas, Easter etc. and celebrated by events taking place in communities throughout the year in the United States. Some of these events are organized in conjunction with the clubhouse and/or community management offices and some are just social norms that occur once a year.On such occasions, Signature Florida Homes is not responsible for any events or festivities taking place in the communities where a guest has rented a vacation home, nor liable in any way whatsoever on matters beyond our control.

18. Guest Responsibilities
It is the responsibility of each and every guest to read and understand the guest book in the home, and to ensure that all the vacation home and community rules are adhered to, including avoiding excessive noise and nuisance to neighbors. The party leader is responsible for the actions of all the guests in their party.Failure to abide by any of these rules may result in charges being made against the security deposit.Homes are professionally cleaned prior to guests’ arrival and again after the guests’ departure but it remains the responsibility of the guest to ensure the house is left in a tidy and orderly state. Kitchen Utensils and BBQ’s should be cleaned before leaving. The Management Company will charge for any extracleaning and this will be deducted from the guests’ security bond.

19. Signature Florida Homes Responsibilities
Our responsibility is to ensure that the home reserved is available to the guest for the times confirmed at the time of booking and that it has been cleaned and prepared for the guests’ arrival. In the unlikely eventthat the reserved home is unavailable for reasons beyond our control (fire, flood or any natural disasters etc.) we will endeavor to provide an alternative home with similar amenities. Should an alternative property not be offered, then a refund will be made, limited to the full amount paid for the accommodation reserved. In the event of any damage, defect or missing items, discovered on check-in, it is the responsibility of the guest to notify the property manager immediately or next day if arriving after business hours. Likewise, any defects, damage or loss arising during the guests' stay, including any problems with community facilities, MUST be reported to the property manager, who is best equipped to resolve the issue quickly.

20. Law
This contract is subject to and shall be construed in accordance with the laws of Florida and the parties hereby submit to the exclusive jurisdiction of Florida Courts.
